One of the questions I hear all the time is surprisingly simple.

“Can I do that?”

Can I build this style of home?

What are the setback requirements?

Where is my property line?

What do the Covenants, Conditions and Restrictions actually say?

Like most things in real estate, the answer usually begins with, “It depends.”

The information is almost always available, but finding it can be an adventure. Community documents are often scattered across old files, recorded plats, architectural guidelines, amendments, and other governing documents. Unless you know exactly where to look, answering a simple question can turn into an afternoon project.

That is why I created a Google NotebookLM dedicated to Old Wildlife Club at Lake James.

I have gathered the community documents that owners and prospective buyers ask about most often and organized them into one searchable resource. The NotebookLM includes available CCRs, building guidelines, recorded plats, community documents, and other reference materials that help explain how the neighborhood was designed and how it operates.

Instead of digging through stacks of paperwork, you can ask questions in plain English.

Want to know about building requirements?

Curious about architectural guidelines?

Trying to understand a plat or locate information about your lot?

The NotebookLM can point you directly to the relevant documents and provide answers based on those source materials.

Of course, it is still important to verify any major decisions with the appropriate governing documents, the homeowners association, or other applicable authorities. Think of this as a research assistant that helps you find information much faster, not a substitute for official approvals.

I built this because I believe informed buyers become happier owners. Whether you already own property in Old Wildlife Club or you are considering making it your home, having easy access to the community’s governing documents can make the process much less intimidating.

If this proves helpful, I hope to build similar NotebookLM resources for other Lake James communities in the future.

If you have questions about Old Wildlife Club or any Lake James community, Bryan Jones and Fletcher Edens would be happy to help. We have spent years studying the neighborhoods around the lake and helping buyers and sellers understand what makes each one unique. We also happen to be former roommates at North Carolina State University, so there is a reasonable chance you’ll hear at least one Wolfpack story before the conversation is over.
