Is Lake James, North Carolina, a Good Place to Live? Here’s What We’ve Learned Since 2003

“Is Lake James a good place to live?”

by Bryan Jones and Fletcher Edens | The Lake James Team | Keller Williams Unified

If we had a dollar for every time somebody asked us that question, we’d probably have enough money to buy another boat. Of course, knowing us, we’d spend half of it on fishing tackle and the other half trying to figure out why the boat we already own needs something else.

But seriously, it’s one of the most common questions we hear from people considering buying a home on Lake James in Western North Carolina.

And after selling real estate here since 2003, we’ve developed a pretty good answer.

Yes. We think Lake James is an absolutely wonderful place to live.

Now, you might say we’re a little biased. After all, we’ve spent more than two decades helping people buy and sell property around this beautiful lake.

But we’ve also watched Lake James grow, seen communities take shape, experienced the changing seasons, and gotten to know what makes this corner of North Carolina so special.

And we can tell you this: There’s a lot more to Lake James than just pretty water.

1. We Have Four Seasons, Without Living on Top of a Mountain

One of the biggest misconceptions about Lake James is that living here means enduring the kind of mountain winters where you need a snow shovel, tire chains, and a team of sled dogs just to get to the grocery store.

Not exactly.

Lake James is next to the mountains, not up in them.

We’re nestled in the foothills of the Blue Ridge Mountains, which means we enjoy four distinct seasons without typically experiencing the prolonged winter conditions found at higher elevations.

Spring is spectacular, with dogwoods blooming and the hills turning fifty shades of green.

Summer brings warm days, cool water, and plenty of opportunities to enjoy the lake.

Fall might just be our favorite. The mountains put on a color show that no artist could improve upon, and the reflections on the water are something to behold.

And winter? Generally pretty mild by mountain standards. Sure, we get occasional snow and freezing temperatures, but we don’t spend the entire season digging ourselves out of the driveway.

That’s a pretty good arrangement in our book.

2. The Mountains Are Our Backyard

Imagine sitting on your dock with a cup of coffee, watching the morning mist rise off the water while the Blue Ridge Mountains stand quietly in the distance.

That’s not a vacation brochure. That’s an ordinary Tuesday on Lake James.

The lake sits near Linville Gorge, one of the most spectacular natural landscapes in the eastern United States.

If you’re interested in hiking, exploring waterfalls, enjoying scenic drives, or simply spending an afternoon outdoors, there’s plenty to discover nearby.

And when you’ve had enough mountain adventure, you can come back down to the lake.

We like to say we’ve got the mountains when we want them and the water when we need it.

3. Lake James Is a Beautiful Place to Spend Time on the Water

Some lakes are wonderful to look at but not especially exciting to use.

Lake James is different.

With approximately 6,800 acres of water and more than 150 miles of shoreline, there’s room to explore.

Boating, kayaking, paddleboarding, fishing, swimming, and simply cruising around enjoying the scenery are all part of life here.

There are quiet coves where you can hear the birds, open stretches of water with beautiful mountain views, and places where the biggest decision of the afternoon is whether to go fishing or take another boat ride.

And frankly, those are the kinds of difficult decisions we don’t mind making.

4. There’s Something Special About the Natural Beauty

One of the things we appreciate most about Lake James is how much natural shoreline and surrounding land has been preserved.

And we owe a mighty big thank you to Foothills Conservancy of North Carolina.

These folks have been doing tremendous work to protect the land surrounding Lake James, the rivers and streams that feed it, and the natural landscapes that make this area so special.

Here’s something people don’t always consider: If you want to protect a lake, you’ve got to protect the water before it ever gets to the lake.

Through land conservation, protection of stream corridors, and partnerships with landowners and other organizations, Foothills Conservancy has helped preserve important natural areas throughout the Lake James watershed.

They’ve also played a valuable role in conservation efforts associated with Lake James State Park.

And we think that deserves some recognition.

Because what makes Lake James special isn’t just what’s been built around it.

It’s also what’s been protected.

We appreciate the people who understand that conservation and responsible development can work together.

After all, a beautiful lake is something to enjoy today. A protected lake is something worth passing along to tomorrow.

You can learn more about their work at www.foothillsconservancy.org.

5. We’ve Got Two Great Towns, and Then There’s Nebo!

One of the great things about living on Lake James is that you’re not stranded out in the wilderness, although sometimes it feels wonderfully close.

We’ve got Morganton on one side of the lake and Marion on the other, and both are charming North Carolina towns with plenty to offer.

Morganton has a wonderful downtown filled with locally owned restaurants, shops, breweries, and things to do. Marion has its own historic downtown, restaurants, shopping, and that genuine small town North Carolina character we appreciate so much.

But right here near Lake James, we’ve also got a little place called Nebo.

And folks, Nebo is really coming into its own.

Now, Nebo isn’t exactly Charlotte or Atlanta. Nobody’s confusing it with Manhattan anytime soon. But for a little community tucked into the foothills of Western North Carolina, Nebo is doing pretty darn well.

For starters, we’ve got a Dollar General, which we affectionately refer to as “The Nebo Marcus.”

That’s right. Who needs Neiman Marcus when you’ve got Nebo Marcus?

Need paper towels, a birthday card, motor oil, a bag of potato chips, and some Christmas decorations in the middle of July? There’s a pretty good chance Nebo Marcus has you covered.

And then there’s Roma’s Italian Restaurant, one of the area’s little hidden gems. If you didn’t know it was there, you might drive right past it. But we’ve enjoyed having a good Italian restaurant practically in our backyard.

We’ve even got Mica Town Brewing, where you can grab a locally brewed beer and enjoy a little community atmosphere.

Throw in the Nebo Post Office, and we’re practically a metropolitan area.

All kidding aside, having Morganton, Marion, and Nebo nearby is a real advantage to living at Lake James.

You can enjoy the natural beauty and peaceful surroundings of the lake while still having access to restaurants, shops, services, and the everyday conveniences that make life easier.

And when somebody asks us whether there’s anything around Lake James besides water and mountains, we just smile.

Of course there is. We’ve got the Nebo Marcus!

6. We’re Close to Two Airports, So Getting Here Is Pretty Easy

One of the nice surprises about living on Lake James is that while you can feel a million miles away from the hustle and bustle, you’re actually pretty well connected to the rest of the world.

We’ve got two airports within a reasonable drive.

Charlotte Douglas International Airport (CLT) is approximately an hour and a half away, offering a wide range of domestic and international flights.

Asheville Regional Airport (AVL) is approximately an hour and fifteen minutes away, with convenient flights to a variety of destinations.

Of course, exact driving times depend on which part of Lake James you’re coming from, traffic, and road conditions.

That’s a pretty good situation for folks who travel for business, enjoy visiting other places, or have friends and relatives flying in for a visit.

You can spend the morning drinking coffee on your dock, looking across Lake James toward the Blue Ridge Mountains, and be at an airport later that morning without having to pack a lunch for the drive.

And when you get back from your trip, there’s something mighty satisfying about leaving the airport behind, heading toward the foothills, and seeing those mountains come into view.

The world is easy enough to reach. The best part is coming home to Lake James.

7. There’s Plenty to Do Even When You’re Not Boating

Believe it or not, we occasionally leave the lake.

Lake James State Park offers hiking, mountain biking, camping, fishing, and other opportunities to enjoy the outdoors, subject to any current trail or facility closures.

The Fonta Flora Trail is another tremendous asset to the area, connecting people with beautiful scenery and recreational opportunities.

There are nearby golf courses, local restaurants, breweries, festivals, and community activities throughout Burke and McDowell counties.

And let’s not forget the food.

We’ve got some mighty good local restaurants around Lake James.

One of our favorites is Bones Jones Burgers & Butchery, near the lake on Highway 126. When you’ve spent a day on the water and worked up an appetite, a good burger is hard to beat.

And if you happen to enjoy college sports, there’s plenty of that to keep you occupied too.

Bryan and I both graduated from North Carolina State University, and we’re proud members of the Wolfpack faithful.

We enjoy NC State football and basketball, although occasionally the basketball season makes us question some of our life decisions.

As for Carolina and Duke?

Well, let’s just say we believe a little healthy rivalry is good for the soul.

Especially when the Wolfpack wins.

8. You Can Choose the Kind of Lake Lifestyle You Want

One thing we’ve learned since 2003 is that not everybody has the same vision of living at the lake.

Some buyers want a waterfront home with a private dock where they can keep the boat ready to go.

Others prefer a home with mountain views, a little more land, or access to the water without the maintenance responsibilities of owning waterfront property.

Some want a low maintenance property where they can lock the door and travel.

Others want space for gardening, outdoor projects, and spending time in nature.

Lake James offers a variety of properties and communities, but there are important differences in location, access, amenities, restrictions, and price.

Finding the right property isn’t just about finding a beautiful house.

It’s about finding a place that fits the way you want to live.

9. Let’s Talk About a Few Things You Should Know Before Moving Here

Now, we wouldn’t be doing our jobs if we told you everything about Lake James was perfect.

There are a few things every prospective buyer should understand.

Lake Levels Can Fluctuate

Lake James is a managed reservoir operated by Duke Energy, and water levels can change due to rainfall, seasonal conditions, and hydroelectric operations.

These fluctuations can affect boating, docks, and shoreline access.

Fortunately, Duke Energy provides lake level information that can help homeowners and boaters plan accordingly.

Check Lake James Water Levels on Duke Energy’s Website

You can also check out Duke Energy’s Lake View app for information about lake conditions and water safety.

Not Every Waterfront Property Can Have a Dock

Just because a property touches Lake James doesn’t automatically mean you’re allowed to build a dock.

Shoreline management requirements, applicable permits, property conditions, and community restrictions can all affect what you’re allowed to do.

This is one of those subjects where doing your homework before purchasing can save you a whole lot of headaches later.

Internet and Cell Service Can Vary

Depending on where you choose to live, internet providers, connection speeds, and cell coverage can vary.

If you’re planning to work remotely or simply want reliable internet for everyday use, verify the service available at the specific property.

Roads and Driveways Matter

Some properties around Lake James have steep driveways, private roads, or additional road maintenance responsibilities.

That’s part of living in a region with hills and mountains, but it’s something worth considering.

Community Rules and Expenses Matter

Some Lake James communities have homeowners associations, architectural guidelines, annual fees, and specific rules concerning rentals, docks, and property improvements.

Others may have different arrangements.

It’s important to understand those details before buying.

Waterfront Living Requires Maintenance

Docks, boats, shorelines, landscaping, and exterior structures all require attention.

A beautiful lake home can be a wonderful investment in your lifestyle, but it also comes with responsibilities.

These aren’t reasons to avoid Lake James.

They’re reasons to work with people who know the lake and can help you ask the right questions.

10. Is Lake James a Good Place to Live Year Round?

Absolutely, for the right person and lifestyle.

We often meet people who first discover Lake James while vacationing or visiting friends.

They come for a weekend, spend a few days enjoying the water and the mountains, and somewhere along the way, the conversation changes.

It usually starts with something like:

“Well, you know, we could get used to this.”

And before long, they’re asking about homes for sale, property taxes, grocery stores, doctors, internet service, and what the winters are really like.

That’s when we know they’re starting to think seriously about living here.

But here’s something we always encourage people to remember.

Living somewhere full time is different from visiting for a long weekend.

We recommend spending time around Lake James in different seasons, exploring Morganton and Marion, checking out our booming metropolis of Nebo, driving through the various communities, and getting a feel for everyday life.

A lake that’s beautiful on a sunny Saturday in July should also fit your needs on a rainy Tuesday in February.

And Lake James has a lot to offer in every season.

11. After More Than 20 Years, We Still Think Lake James Is Special

Bryan and I go way back.

We were roommates at North Carolina State University, fraternity brothers at Sigma Phi Epsilon, and eventually became business partners.

We’ve been helping people buy and sell real estate on Lake James since 2003.

During that time, we’ve watched communities develop, new homes appear, local businesses grow, and families discover everything this area has to offer.

We’ve also watched the seasons come and go more times than we care to count.

And after all these years, there are still mornings when we look across the lake toward the mountains and think, “You know, this is a pretty remarkable place.”

Maybe it’s the way the sunlight catches the water.

Maybe it’s the sight of the mountains rising beyond the far shore.

Maybe it’s the fact that you can spend an entire afternoon on a boat and forget what day of the week it is.

Or maybe it’s simply that Lake James offers something increasingly difficult to find: a combination of natural beauty, outdoor recreation, nearby conveniences, and a pace of life that leaves room to appreciate it all.

You can spend your morning on the water, your afternoon exploring the mountains, and your evening enjoying dinner in town.

And if you suddenly realize you’re out of paper towels, batteries, or potato chips?

Well, there’s always the Nebo Marcus.

So, Is Lake James, North Carolina, a Good Place to Live?

We certainly think so.

We’ve got beautiful water, spectacular mountain views, four distinct seasons, generally mild winters, nearby towns with plenty of character, two airports within a reasonable drive, and some wonderful people and organizations helping make the area special.

But the more important question is whether Lake James is the right place for you.

And that’s a conversation we’d be happy to have.

Because buying a home at Lake James isn’t just about finding a piece of real estate.

It’s about finding a place where you can build a life you enjoy.

And after more than two decades around this lake, we still think it’s one of the finest places in North Carolina to do just that.
