Why the Post-Holiday Season Can Be a Smart Time to List at Lake James

Historically, the Lake James real estate market slows down about a week before Thanksgiving and typically stays quiet until after the New Year. During that stretch, most of what happens is simply closings on properties that were already under contract. New listings and new contracts tend to pause as families focus on the holidays.

That slowdown, however, doesn’t mean opportunity disappears—especially for sellers. The period between Christmas and New Year’s can actually be a smart time to list. Many buyers are home, relaxing, thinking ahead to the coming year, and spending more time online. We regularly see buyers using this quieter time to research neighborhoods, track pricing, and narrow down what they want before activity picks up again.

What Actually Happened at Lake James in December

December followed this typical seasonal pattern, but the market remained active beneath the surface. A number of significant closings took place, reinforcing that serious buyers are still moving forward—even late in the year.

In December, we saw:

  • Waterfront homes and land closing from the low $1,000,000s into the $2,000,000+ range, including both developed homes and large waterfront tracts.
  • Closings in established communities like Southpointe, Black Forest, Old Wildlife Club, The Arbor, and 1780, showing continued demand across multiple Lake James neighborhoods.
  • A mix of primary residences, second homes, and land purchases, with buyers clearly positioning themselves for future use and long-term enjoyment.

One notable trend was buyer selectivity. Homes that were priced realistically and offered strong features—such as private docks, deeded boat slips, usable waterfront, good views, and well-maintained interiors—continued to move forward. Properties that entered the winter priced above market expectations often experienced longer days on market or required price adjustments to regain traction.

We also saw buyers paying close attention to Days on Market and past price changes. December buyers were informed, patient, and strategic—many of them preparing to act as we move closer to spring and early summer.

Why Listing Earlier Can Work in Your Favor

At Lake James, the busiest real estate seasons are typically summer and fall, when buyers want to fully experience the lake lifestyle. Activity usually begins to pick up in the spring as buyers work to secure a home in time for boating season, family gatherings, and summer use.

Listing during the post-holiday period offers two key advantages:

  1. Less competition – Fewer new listings come on the market in late December, allowing a well-prepared property to stand out more.
  2. Early exposure – Buyers who are looking now are often serious and planning ahead, which can create momentum before peak demand arrives.

Rather than competing with a larger wave of inventory closer to summer, an early listing can capture attention while buyers are actively researching and narrowing their choices.

Experience Matters

Our team has been selling real estate on Lake James since 2003, and we’ve watched these seasonal patterns repeat year after year. December may be quieter on the surface, but it consistently sets the stage for the months ahead. Understanding when buyers are watching, researching, and preparing is just as important as knowing when they’re actively touring homes.
